The homes at Sam Rose Valley are designed to offer simple, practical living with clean finishes and reliable workmanship throughout. Every bathroom is fitted with obscured glass windows, allowing natural light to enter while maintaining privacy. Walls are protected with tiled splash backs at baths, basins, and kitchen sinks, and showers are tiled up to two meters high where applicable to prevent moisture damage and make cleaning easy. Ceramic floor tiles run throughout the bedrooms, bathrooms, kitchen, living areas, and covered entrance, creating a durable and low-maintenance surface, finished neatly with tile or pressed wood skirting.

The painting system is layered for strength and longevity, with exterior walls sealed and coated in coloured acrylic to withstand weather conditions, while interior walls and ceilings are finished in white acrylic to create a bright, clean look. Doors, frames, metalwork, and timber elements are properly undercoated and sealed to ensure a smooth, lasting finish. Electrical installations follow the approved layout plan, with downlights in bedrooms, kitchen, and living areas, standard lighting in bathrooms, and practical plug points positioned throughout the home. Each unit includes a built-in 600mm oven with hob and extractor fan, as well as dedicated connections for the stove and geyser, ensuring the kitchen is fully functional from the start.

Plumbing is completed in accordance with local authority regulations, with hot and cold water supplied to a standard white bath, shower where applicable, basin, toilet, and kitchen sink. A 150-litre geyser, mounted in the roof, provides hot water, supported by a pressure control valve on the main supply line. Bathrooms include chrome towel rails, and all sanitary fittings are finished in white for a consistent appearance. The kitchen is fitted with standard white melamine cupboards and a Formica countertop with a single sink, designed in collaboration with the contractor and cupboard specialist to ensure an efficient layout. Gutters, downpipes, paved aprons, and curtain rails are included as part of the complete build.

All finishes are standard, with selected colour options provided by the developer for floor tiles and exterior paint. The contractor reserves the right to substitute materials with reasonable equivalents if necessary, and no alterations to the finishing schedule are permitted. A warranty is provided to cover latent material defects within three months of completion and roof leaks within six months, with responsibility limited to workmanship and material faults. Altogether, the development delivers a straightforward, well-finished home built for durability, ease of maintenance, and comfortable everyday living.

Step 1: The purchaser signs the agreement of sale for the property and the building contract with the contractor. This confirms the price, the plans, and the list of finishes that will be used to build the house.

Step 2: Purchaser applies for a home loan if needed. The bank must approve the loan within the agreed period. Once the bank issues approval or a quotation and the owner accepts it, the project can move forward.

Step 3: The conveyancer handles the legal transfer of the property. The purchase funds are paid into the attorney’s trust account. Once registration takes place, the property is transferred into the owner’s name.

Step 4: The site is handed over to the contractor. From this point, the contractor takes responsibility for the building works and insures the structure during construction with an all-risk policy.

Step 5: The contractor registers and enrolls the home with the NHBRC. This protects the owner and ensures the house is built according to national building standards.

Step 6: The building process begins. The land is prepared and the foundation is laid according to the approved plans. A registered engineer inspects and certifies the foundation and structural elements.

Step 7: Walls are built up to roof height. Windowsills are completed, and this is usually the stage where the first progress payment is made through the bank.

Step 8: The roof structure is installed and covered. Windows and external doors are fitted, making the house wind and watertight. Another progress payment is made at this stage.

Step 9: Plumbing pipes and electrical wiring are installed inside the walls before plastering. This includes water supply lines, drainage, geyser installation, plug points, and light points.

Step 10: Walls are plastered and floors are prepared. After that, tiling is done to the floors and to the required wall areas such as bathrooms and kitchen splash backs.

Step 11: Ceilings are installed and painted. Internal and external walls receive their paint coats. Doors, frames, cupboards, and kitchen units are fitted. Sanitaryware such as the bath, basin, toilet, and shower are installed. Electrical fittings like lights, switches, plugs, oven, hob, and extractor are connected.

Step 12: Once construction is complete, the contractor requests inspections. The electrician issues an electrical compliance certificate. The engineer provides structural certificates. A pest control certificate is issued if required. Building Control from the municipality inspects the house and issues the occupation certificate.

Step 13: The contractor hands the house over to the owner on the agreed completion date. The owner inspects the property and provides a snag list of small defects or unfinished items within the allowed time.

Step 14: The contractor fixes the listed defects. After everything on the snag list is completed, final completion is confirmed. The final payment is made according to the agreed terms.

Step 15: A warranty period applies after handover. The contractor repairs any covered defects reported within the specified time, such as latent defects or roof leaks within the agreed months.

From signing the contract to final handover, the process usually runs over several months, depending on approvals, weather, and material availability. Each step ensures the home is legally compliant, structurally sound, and ready for occupation.
